• ANIMALS: If you are traveling with an animal, message us in advance to avoid misunderstandings. Animals/pets only accepted on a case-by-case basis, max: 2 small animals, breed & weight limits apply. ESAs are pets - fee applies. Clean up after your pet immediately and do not allow them to urinate or defecate in the yard or any where on the property; use the designated pet relief or public area as needed. Add animals to reservation. • SMOKING: (including vaping) is strictly prohibited inside the home and anywhere on the property. We use smoke detection devices; violations will result in immediate cancellation of your reservation with no refund, fine of $1,000 is charged and loss of security deposit. If you need to smoke, do so off property (across the street) or use the designated smoking area. • OCCUPANTS: Only the guests listed on your reservation are permitted in the home. All visitors/extra people require host approval in advance; additional fees or restrictions may apply. • LOCAL FL RESIDENTS: accepted on a case-by-case basis with restrictions; please inquire before booking. • SELF CHECK-IN: available during only our office hours of 8 am to 8 pm EST, Monday to Sunday. 
 • KIDS: Children and infants (under 2 years) must be added to reservation for safety and compliance. • QUIET HOURS: 9pm to 9 am EST. Noise monitoring devices may be used to ensure compliance. • GOVERNMENT ID: driver license or state ID is required from all guests 18+ prior to check-in. The name on the reservation must match the provided ID. • PRE-ARRIVAL ONLINE CHECK-IN: before you arrive, check-in online, review house rules, sign rental agreement if provided, pay for damage waiver insurance or security deposit. Arrival and check-in details can only be sent after these tasks are completed. • No felonies allowed. • OUR HOME: Please treat the home with care and respect – you are staying in our home, not a hotel. Excessive cleaning or damage may result in additional charges. • SMOKE DETECTORS: Do not tamper with smoke detectors, carbon monoxide detectors, or noise monitoring equipment. Fine up to $1,000 is due. If alarms sounds off, record a video showing the time. Our smoke detectors are special. They detect cigarette, marijuana, and vape in our home. We receive alerts & notifications in the app. Some guests who smoke tend to disconnect smoke detectors. Your reservation will be terminated immediately for this behavior. Our homes are used by hospitals and medical travelers. We do not tolerate smoking at all. This is a serious offense. • CAMERAS: The property's exterior and entryway (doors) may be monitored by security cameras for your safety and verification purposes. • COMMERCIAL GUESTS – Do you have equipment or vehicles used for construction jobs? Ask about our storage service. Our homes are for lodging only, not for parking/storing work equipment. ✅ • SECURITY DEPOSIT AND DAMAGE WAIVER ✅ This property has special local compliance requirements which include a signed rental agreement, ID verification, and a non-refundable damage waiver of $59.97 (provided by a third-party insurance company) for stays up to 10 nights, with an additional $2 per day for stays longer than 10 nights.
